FAAC Access Control Installation in Houston, TX

FAAC Access Control Installation: The Houston Owner’s Guide

FAAC access control installation in Houston typically runs $340-$780 for a complete keypad, card reader, or intercom swap, and we stock the most common FAAC-compatible units on our trucks for same-day service. Most Houston homeowners discover their access control is failing when the keypad stops responding in July humidity, the card reader flashes error codes after a thunderstorm, or the intercom goes silent while the gate motor still runs fine. We will tell you what it needs, not what sells.

Which FAAC Models This Applies To

FAAC builds access control in three main series that we see across Houston: the 400 series (residential keypads like the 412 and 422), the 700 series (higher-traffic standalones and proximity readers), and the integrated XK and SK control boards that manage both entry and exit loops. The part number matters. A 422 keypad housing will not mate to a 412 backplate, and the 700 series proximity readers require a different voltage tap than the older 400 series magnetic stripe units.

To identify yours, look for the white FAAC label inside the keypad housing or on the reader’s rear face. The model code starts with a number (400, 700, etc.) followed by regional suffixes. European-market units sometimes show up on Houston estate gates and use different frequency bands for radio receivers, so the replacement must match.

We carry both OEM FAAC housings and programmed aftermarket equivalents from Linear and DoorKing that communicate cleanly with FAAC control boards. For a 20-year-old 412 in Memorial, an OEM housing often makes sense. For a 700 series reader in Sugar Land that sees 40 cycles daily, a commercial-grade aftermarket unit with a longer duty cycle sometimes outlasts the original. Ironworks Gate Co. of Houston is an independent service provider, not affiliated with FAAC.

Signs Your FAAC Access Control Installation Is Failing

  • Keypad buttons require multiple presses or fail in humidity. The membrane switch beneath the buttons cracks after years of Houston’s UV exposure and summer moisture. Water wicks through the seam and corrodes the contact pads. We see this most in west-facing installations in Katy and Cypress where afternoon sun bakes the housing.
  • Card reader beeps but does not trigger the gate. The reader coil still senses the card, but the Wiegand output to the control board has degraded. Sometimes it’s a loose terminal block; more often the reader’s output driver is failing after voltage spikes from Houston’s spring lightning storms.
  • Intercom audio cuts out or buzzes. The two-wire loop between the intercom and the FAAC control board develops resistance from moisture in underground conduit. In the Heights and older River Oaks homes with original PVC conduit, we find green copper corrosion at the splice points.
  • Access log shows phantom entries or missing events. The control board’s clock battery drops below 2.8 volts, or flash memory sectors fail after sustained heat. A board installed in a metal box facing afternoon sun in Pearland can run 30 degrees hotter than ambient.
  • Keypad display flickers or goes blank, then returns. The 12-volt transformer inside the housing is dropping under load, or the ribbon cable between display and main board has work-hardened from vibration. This intermittent failure frustrates owners because the gate works fine when the technician arrives.

Replacement Cost & What’s Included

Service Typical Range
FAAC keypad replacement (400 series, installed) $340-$480
FAAC proximity/card reader swap (700 series) $420-$620
Full intercom system replacement $580-$780
Control board reprogramming with new device $180-$260

What drives the range: whether we can reuse existing conduit and mounting hardware, if the control board needs firmware updates for the new device, and whether your gate has an exit loop or second reader that also needs testing. Every installation includes new wire nuts and waterproof splices, corrosion inhibitor on underground connections, and a full cycle test of all access methods. The 90-Day Done Right Promise covers the labor and programming; OEM parts carry manufacturer warranty, and our aftermarket equivalents carry a one-year replacement guarantee. A square deal: upfront price, no surprises on the bill.

DIY or Call Us?

There is safe checking, and there is work that belongs to someone who understands low-voltage gate circuits. A homeowner can verify that the keypad has 12 volts at the terminal block with a basic multimeter, and can clear spider nests from the housing. Beyond that, the risks stack up.

FAAC control boards store strike times, loop sensitivity, and safety edge logic. Disconnect the wrong harness and you lose the programming that keeps the gate from closing on a vehicle. Miswire a 24-volt accessory to a 12-volt tap and you damage the board. We have been called to homes in Bellaire and The Woodlands where a well-meaning owner spent a Saturday chasing wires, then spent Monday undoing the damage. The gate motor itself is not the danger here; the danger is a gate that behaves unpredictably because its brain was reset wrong.

If your keypad is dark or your reader has gone silent, call (888) 799-8389. We stock FAAC-compatible units and program them on-site. Most jobs finish in one visit.
